How to read the result
Effective base rent answers a narrow question: after the entered concession, how much base rent is paid on average for each lease month? Effective all-in monthly cost adds the required recurring fees and an amortized share of nonrefundable one-time charges.
The signed difference compares the all-in estimate with advertised base rent. A positive difference means fees outweigh the concession on a monthly basis. A negative difference means the entered concession still produces a lower monthly figure after the entered fees.
What the estimate includes
- Free months valued at the entered base monthly rent.
- Free weeks valued using base rent × 12 ÷ 52.
- One-time rent credits and six recurring fee categories.
- Nonrefundable one-time fees spread across the lease.
What it does not include
- Refundable deposits, because they are not automatically a permanent cost.
- Optional purchases, renters insurance, moving costs, and future rent changes.
- Any concession timing rule not represented by the values you enter.
- Taxes, local rules, or lease terms that change how a charge is applied.

- Weekly rent equivalent = base monthly rent × 12 ÷ 52.
- Total concession = free months × base rent + free weeks × weekly equivalent + rent credit.
- Net base rent = the greater of zero or gross base rent minus total concession.
- Effective all-in monthly cost = net rent ÷ lease months + recurring monthly fees + one-time fees ÷ lease months.
Worked example · not a default rate
$2,400 rent with one free month
Inputs
- $2,400 advertised monthly rent
- 12-month lease with one free month
- $200 in required recurring fees each month
- No one-time nonrefundable fees
Calculation
- Gross base rent is $28,800. The concession is $2,400, leaving $26,400 in net base rent.
- Net base rent divided by 12 is $2,200 per month. Adding $200 in recurring fees produces $2,400 per month all-in.
In this example, the free month exactly offsets the entered monthly fees. The effective all-in amount matches the advertised rent even though the effective base rent is lower.
Common mistakes
Check the assumptions before the cents.
- Dividing a concession by 12 when the actual lease is not 12 months.
- Treating four free weeks as a full free month; the weekly conversion can differ.
- Leaving mandatory parking or service packages out because they are billed separately.
- Counting a refundable security deposit as a guaranteed permanent expense.

Check the lease for when a concession is applied. A concession that lowers economic cost can still leave a high first payment or uneven payment schedule.
